    • Interest Rate: 9%–13% annually
    • Fees: 2%–3% lender fee (plus legal, appraisal, admin, and broker fees)
    • Advance Structure: Upfront + 4-phase construction draws
    • Max LTV: 80% of purchase price
    • Max LTC: 85% of purchase + renovation costs
    • Max ARV LTV: 70%–75% of projected After Repair Value
    • Exit Strategy: Refinance or resale through our in-house mortgage team
