  • Self-employed, commissioned, or new-to-Canada borrowers
  • Clients with bruised or low credit (under 650 score)
  • Owners of residential homes, condos, or small multi-unit (up to 4-plex) properties
  • Need for quick closings, debt consolidation, renovations, or other time-sensitive goals

Loan Details

  • Loan Types: 1st & 2nd mortgages, purchases, refinances, equity take-outs, bridge loans
  • Amount: $50,000 – $2,000,000 (Ontario only)
  • Terms: 6–24 months, interest-only payments
  • Rates: 8%–10% (1st); 11%–14% (2nd)
  • Fees: 1.5–3% lender fee; plus legal, appraisal, administrative, and broker fees
  • LTV: Up to 75% (1st mortgage)
